Multi-Property Estate with Four Heirs — Bangkok & Nakhon Si Thammarat
The Challenge
A family of four adult children were handling the estate of their mother, who had owned two properties, bank accounts at three institutions, and a share in a family business. No will had been made. The siblings held different views on how assets should be divided.
The Approach
Moradok applied for court appointment as estate administrator, prepared an asset inventory, and facilitated a mediated discussion among the heirs that resulted in a written agreement. The business share was transferred via a notarised agreement, and both land title certificates were transferred at the relevant Land Departments.
The Outcome
The estate was settled without litigation in nine months. All four heirs received their agreed share. The family was provided with a written summary of every step taken and all documents produced — which the eldest sibling described as "exactly what we needed for our own records."

Foreign National Estate — Condominium and Bank Assets, Bangkok
The Challenge
An Australian national had lived and worked in Bangkok for fifteen years and owned a condominium. He had written a will in Australia before moving, which had not been updated. On his death, his two adult children — both based in Sydney — needed to establish the will's validity under Thai law and transfer the property.
The Approach
Moradok assessed the will's compliance with Thai requirements and confirmed it could proceed with certain supplementary documentation. Video consultations were held with the heirs in Sydney throughout. The team coordinated apostilled documents and liaised with the condominium juristic person office as well as the Thai bank.
The Outcome
The condominium title was transferred to the eldest heir within six months. Bank accounts were closed and funds remitted. Neither heir had to travel to Thailand. The matter was handled entirely by remote instruction and notarised documents from Australia.

Will Preparation for a Retired Couple — Hua Hin
The Situation
A Thai couple in their late sixties with a property in Hua Hin and savings accounts wished to put a will in place. They had three children and wanted to be specific about which property would pass to which child and in what circumstances.
The Approach
Moradok held two meetings with the couple — one to understand their wishes in detail and one to review the drafted will before signing. Each clause was explained in plain terms. A power of attorney was also prepared for the elder spouse, on their request.
The Outcome
Both wills and the power of attorney were completed within four weeks. The couple described the experience as "less daunting than we expected" and said they felt the documents accurately reflected their intentions. They retained a copy of the plain-language explainer for future reference.
